Residential & Pre‑Listing Home Inspections
A full top‑to‑bottom evaluation of the home’s major systems, structure, and safety components. This inspection helps buyers understand the home’s current condition and gives sellers a clear picture of issues that may arise during the option period.
New Construction Phase Inspections
New homes may look perfect from the outside, but important work is often hidden behind insulation and drywall or underneath concrete. Independent phase inspections give you crucial visibility into the build quality at the moments when problems are easiest, and least expensive, for the builder to correct. Texas buyers typically have three key opportunities to inspect new construction.
Phase 1 – Pre‑Pour Foundation Inspection
Performed before the slab is poured, this inspection evaluates slab form construction, in‑slab plumbing, and in‑slab electrical components. Catching issues at this stage prevents defects from being permanently sealed beneath the foundation.
Phase 2 – Pre‑Drywall (Framing) Inspection
Completed after the foundation is poured but before drywall is installed, allowing full visibility of the home’s structural and mechanical systems. This phase includes review of framing construction, rough plumbing, electrical, and HVAC system, window and door flashings, and water‑intrusion prevention techniques. This is one of the most important phases because many critical components will soon be hidden behind walls.
Phase 3 – Final Inspection
A comprehensive evaluation similar to a standard residential inspection, with additional focus on cosmetic and finish‑level defects such as cracked tiles, missing or uneven wall texture/paint, scratched countertops, and damaged trim or cabinetry. This is your last opportunity to have the builder correct issues before closing and move‑in.

Each inspection includes a detailed digital report generated through Spectora, an intuitive platform designed for ease of use. This report, accessible on any device, offers thorough visual insights into your home's condition.
Part of your home inspection package includes a foundation elevation survey*. This unique service maps the foundation using a ZIPLEVEL Pro-2030 and provides a 'snapshot' of the foundation's current level, offering essential data to monitor future performance and potential movement. The survey is emailed in a separate document from the general home inspection report.
*Phase 2 does not include a ZIPLEVEL reading because the home is still an active construction zone. The ZIPLEVEL is used in Phase 1 to verify level foundation forms, and again in Phase 3 to confirm the slab has cured properly and is not showing signs of early settlement.
10% discount for military and first responders
Bundle all 3 phases and save $100 on your final New Construction Phase Inspection.
At Sunlight Home Inspection, every inspection includes a detailed elevation report—because, in Texas, foundation performance is the #1 homeowner concern. I use a ZIPLEVEL PRO‑2030 to measure the home’s elevation with exceptional precision, giving you a clear snapshot of how level the foundation is at the time of inspection. This advanced tool allows me to detect subtle variations that traditional methods can miss and provides you with a reliable baseline for monitoring potential movement in the future. As a homebuyer, this added service provides you with clear, trustworthy information so you can make confident, informed decisions about one of the most important parts of your home.
